CO and smoke legislation compliance

GasSafe Europe, the UK provider of carbon monoxide (CO) and smoke alarm testing products, has launched Triplicate Test Record Pads. These are designed to help landlords evidence to local authority officials that a building’s smoke and CO alarms have been tested and are compliant with the new Smoke and Carbon Monoxide Regulations 2015.

The legislation requires private landlords to have working and regularly tested smoke and CO alarms in all rented properties.

Tests are required at the start of all new tenancies and during regular property inspections, with those not abiding by the regulations facing fines of up to £5,000. The new legislation came in to force on 1st October 2015 and is expected to help prevent up to 26 deaths and 670 injuries a year.

For alarms that fail the test, GasSafe Europe has also produced tamper- proof stickers that notify residents if an alarm is found to be faulty to help ensure that they are not used and replaced.

To effectively test CO alarms and ensure they meet the new legislation, landlords are required to test the sensor and not rely on the so called ‘test button’ which just tests the battery, buzzer and electronic circuit. This can only be done by injecting a specific and safe level of test gas over the alarm.

Multi award winning and patented, Detectagas has been designed to check the battery and sensor in alarms in one test by injecting a specific and safe level of test gas into a specially designed transparent cover over the alarm. Safe and easy to use, the test kit is widely available.
