According to the Passive Fire
Protection Federation (PFPF), there
is little awareness of Regulation 38 of
the Building Regulations which
makes it mandatory for fire safety
information to be passed on to the
building occupier on completion of a
construction project.
Regulation 38 applies to any new
building or extension to which the
Regulatory Reform (Fire Safety)
Order (RR(FS)O) applies, and to any
such building which has undergone a
material change of use. For these
buildings, the person carrying out the
work is required to give fire safety
information to the Responsible
Person (as defined under RR(FS)O).
The purpose of the Regulation is to
assist the Responsible Person in
fulfilling their duties in respect to fire
safety for the building. The
information required relates to the
design and construction of the
building or extension, and the
services, fittings and equipment
provided.
"Regulation 38 is not just a
recommendation, it is a requirement,
since this information can greatly
improve the building occupier's
understanding of the safety prec -
autions installed within a building,"
said PFPF Chairman David Sugden.
